Property predictions for the Adelaide Hills in 2025


We have another interesting year ahead, with plenty of external factors that will impact real estate.

Our predictions:

  • The median house price in Mount Barker will eclipse $700,000.
  • Regional markets will outperform capital cities.
  • A lot of activity in Q1, with Easter later this year and interest rates not expected to be cut until later in 2025.
  • Housing affordability will be a hot topic for the federal election.
  • The new U.S. presidency might impact the Australian property market, particularly regarding interest rates, economic policies, and broad sentiment.
  • Adelaide’s growth will continue as one of the best-performing markets (especially from international markets) and the Hills will experience a spillover effect.
  • More interest in building, as the post-Covid construction crisis cools off. In December 2024, there was a 20% jump in building approvals in South Australia.
